Board of Directors
Like most corporations, 50PTW has a board of directors who represent its shareholders. Board members are elected each spring during the co-op’s annual shareholders’ meeting; officers are appointed to their positions by their peers on the board. It is important for all shareholders to exercise their right to vote for people to represent them. Can’t make the meeting? Designate a proxy. All resident shareholders are encouraged to run for the board.
The board meets with the managing agent roughly once a month to review building finances, operations and policy.
Proprietary Lease
The Proprietary Lease spells out the terms and conditions you agreed to when you became a shareholder. If you are a tenant or sublessee, these terms and conditions also apply to you, since you signed a tenant’s lease or a sublease, which incorporates the terms of the proprietary lease.
House Rules
The House Rules form an integral part of the Proprietary Lease. A sort of social contract, the House Rules focus on residents’ rights and responsibilities toward one another and strive to preserve a high quality of life for everyone in the building.
